Mukilteo and Everett neighborhoods near Paine Field and Boeing Everett

If you work at Boeing Everett or a Seattle-area tech office and you’re deciding between Mukilteo and Everett, this page compares the two cities on five things you can check: price, property tax rate, HOA dues, home type, and commute route. Figures come from NWMLS September 2026 medians, Freddie Mac’s October 8, 2026 average rate, Snohomish County’s 2026 property-tax information, and Sound Transit’s published schedules. Written by Odigo Real Estate Club (Peter J Kim & John Kim, REAL Brokerage). Updated October 2026. Medians are backdrop, not a quote for any address. For a three-way comparison that adds Lynnwood and the 1 Line, see Boeing Everett and tech households: Everett vs Mukilteo vs Lynnwood on one paycheck.

Illustrative only, not a loan quote. Assumes a 30-year fixed loan with 20% down at Freddie Mac’s 7.40% national average (week of October 8, 2026). Your rate, loan type, and costs will differ. NWMLS reports Everett and Mukilteo as one map area (740), so each city uses the same price input; the only difference shown is each city’s 2026 typical levy rate times that price, a stand-in for assessed value. Rates vary within cities. NWMLS “residential” excludes condos; the September condo median rests on 56 sales.

Should a Boeing Everett employee buy in Mukilteo or Everett?

Compare the two cities on five things you can verify: price, property tax rate, HOA dues, home type, and commute route. NWMLS reports Everett and Mukilteo together as map area 740, where the September 2026 median was $790,000 for houses and $466,499 for condos. On those prices at Freddie Mac’s 7.40% average for October 8, 2026, with 20% down, principal, interest, and property tax run about $4,941 a month for an Everett house versus $4,869 in Mukilteo, and about $2,918 versus $2,875 for a condo, before HOA dues and insurance. Then drive the route to the Boeing gate you use at your real shift start. The right city is the one whose all-in payment and commute route you can live with; we don’t recommend areas for any other reason.

What does a Mukilteo or Everett home cost per month in October 2026?

Using NWMLS September 2026 medians for map area 740 (Everett/Mukilteo), 20% down, and a 7.40% 30-year fixed rate: a $790,000 house is about $4,376 a month in principal and interest, plus about $565 in property tax at Everett’s 2026 typical levy rate or about $493 at Mukilteo’s. A $466,499 condo is about $2,584 plus $334 (Everett) or $291 (Mukilteo). NWMLS doesn’t publish separate Everett and Mukilteo medians, and the condo median rests on 56 September sales, so treat these as backdrop and price the actual address. At 7.40%, every $100,000 borrowed costs about $692 a month in principal and interest.

Why does Mukilteo have a lower property tax rate but a higher typical tax bill?

Because the rate and the assessed value differ. Snohomish County’s 2026 typical levy rate is $7.4912 per $1,000 of assessed value in Mukilteo and $8.5886 in Everett, so on the same $790,000 price, Mukilteo’s rate works out to about $72 a month less. But the County Assessor’s 2026 typical residence was assessed at $888,100 in Mukilteo versus $571,000 in Everett, so the typical tax bill was about $6,653 in Mukilteo versus $4,904 in Everett, up 5.9% and 4.7% from 2025. Rates also vary within each city, so check the exact parcel’s tax statement before you write an offer.

How should I compare HOA dues in Mukilteo and Everett?

Add the dues to the monthly number before you compare cities. On the same September 2026 price, the property tax gap between the two cities is only about $72 a month for a house and $43 for a condo, so HOA dues, reserves, and any special assessment can easily decide which home costs less. Planned neighborhoods in either city, including parts of Harbour Pointe in Mukilteo, can carry association dues, while other homes in both cities have no association at all. For a condominium resale, Washington law (RCW 64.90.640) requires a resale certificate covering assessments, the budget, reserves, and pending legal actions; for other associations, ask for the governing documents, budget, and reserve study before you rely on the dues.

Condo, townhome, or house: what does NWMLS show for Everett and Mukilteo?

In NWMLS map area 740 (Everett/Mukilteo), 146 houses and 56 condos closed in September 2026. The house median was $790,000, flat from a year earlier, with 3.27 months of inventory; the condo median was $466,499, up 0.86%, with 3.91 months. Active listings rose to 478 houses (up 42.69%) and 219 condos (up 36.02%). A condo cuts principal and interest by about $1,792 a month at these medians, but HOA dues, HO-6 insurance, and parking go on top, so compare the full monthly cost of each home type, not just the price.

What are the commute routes from Mukilteo and Everett to Boeing Everett?

Boeing’s Everett factory sits next to Paine Field. From Everett, the usual approaches are SR-526 and Airport Road; from Mukilteo, SR-525 connects to SR-526. Drive time depends on the exact address, the gate you use, and shift-change traffic, so we don’t publish citywide minutes. Drive the route at your real shift start on a weekday before you write an offer, and if you’re buying close to the airport, check aircraft noise at the times you’ll be home.

Can a partner commute to Seattle or Eastside tech offices by light rail from Mukilteo or Everett?

Not directly in 2026. Neither city has Link service yet; the closest station is Lynnwood City Center. From there, Sound Transit’s 1 Line schedule (valid September 30, 2026 to March 26, 2027) reaches Westlake in downtown Seattle in about 31 minutes, and since the Crosslake Connection opened on March 28, 2026, the 2 Line runs one-seat to Downtown Redmond. The adult fare is a flat $3. Everett Link is scheduled to reach SW Everett Industrial Center in 2037 and SR 526/Evergreen and Everett Station in 2041; the Draft Environmental Impact Statement was published September 18, 2026, with comments open through November 2. Budget the drive to Lynnwood today, not a train that isn’t running yet.

Is the Everett and Mukilteo housing market cooling in fall 2026?

It’s cooling, not collapsing. In NWMLS map area 740 (Everett/Mukilteo), the combined house-and-condo median was $699,500 in September 2026, down 2.51% from a year earlier, with 3.45 months of inventory. Countywide, Snohomish active listings rose 44% to 2,967 while pending sales fell 17%. More listings can mean room to negotiate price, credits, or inspection terms, but rates moved the other way: Freddie Mac’s 30-year average was 7.40% on October 8, 2026, versus 6.30% a year earlier.

Does the city on a listing tell me its tax rate and other boundaries?

Not reliably. Levy rates vary within each city, and utility providers, jurisdiction, and school district boundaries don’t always match the city name on a listing; if that matters to you, research districts yourself through official sources such as OSPI’s Washington State Report Card, because we don’t rank schools or recommend areas based on them. For taxes, look up the exact parcel with the Snohomish County Assessor rather than relying on a citywide rate.
